What this measures

Freddie Mac's Primary Mortgage Market Survey reports average rates on 30-year and 15-year fixed-rate mortgages. It is published weekly, on Thursdays, so the values on this page change at most once a week.

How to read the table

Change is the difference from the previous weekly reading, in basis points; one basis point is 0.01 percentage point. Unchanged means the published value did not move. The observed date is the date the value applies to, which can be earlier than the day this page was refreshed.

Spread over the 10-year Treasury

The spread is the 30-year mortgage rate minus the 10-year Treasury yield, in percentage points, computed from the two values in each snapshot. It describes the gap between two published series and does not forecast either one.

What this page does not tell you

A rate offered to an individual borrower depends on credit profile, down payment, loan type, and lender, and can differ from these averages. This site does not recommend or rank lenders or products.
